Alexian Brothers Medical Campus
Alexian Brothers Medical Center is developing a new medical office building, comprehensive diagnostic ambulatory mall and new parking structure to recruit and retain physicians and to enhance the delivery of medical services to the community of Elk Grove Village and the surrounding Chicago suburbs. The 65,000 square foot, medical office building sits atop a new four-story parking structure and will be directly attached to the hospital through a new diagnostic ambulatory mall housing the Cardiovascular Center of Excellence, comprehensive imaging services, lab, an education resource center, and a conference center.
NexCore Group is providing development, financing, ownership, leasing, and program management services for the medical office building. These services include structuring third-party at-risk ownership, raising equity, procuring financing, performing conceptual planning, securing the Certificate of Need, leasing, selecting the design and construction team, and performing tenant coordination and ongoing asset and property management. Alexian Brothers Health System entered into an air rights lease arrangement with NexCore, a solution that conserved scarce hospital land, lowered total project costs, and optimized functional building adjacencies and relationships.
