Alexian Brothers Medical Campus
NexCore Group collaborated closely with the Memorial Hospital’s medical planner on a 15-acre campus plan in Colorado Springs, Colorado, that includes a new specialty care hospital and outpatient services. The 63,000 square foot, hospital-sponsored, multi-tenant medical office building houses general practice physician suites, a laboratory, an outpatient imaging center, a physical therapy center, an after-hours clinic, and an occupational health clinic.
NexCore Group’s fixed-price financing structure allowed the city-owned hospital to expedite its development strategy in a competitive environment. NexCore worked with the hospital to create a physician recruitment plan, then negotiated leases with physician tenants, fast-tracked land entitlements, modified existing covenants, secured cross-access easements and utility phasing plans, and procured the construction and debt.
